Project Overview
The existing clay tile roof had become increasingly expensive to maintain. Roof repairs were proving frustrating, with fixing one damaged tile often resulting in another being broken in the process. Over time, the ongoing maintenance costs made replacing the roof a more practical long-term solution.
Building & Roofing Solutions removed and disposed of the existing clay tile roof before installing a complete new roofing system, including new purlins, underlay, roof sheeting and flashings.
The new 0.55 BMT 5-Rib MagnaFlow roofing in Smooth Cream provided a fresh, updated finish. As part of the installation, all new purlin-to-rafter connections were secured with one 90mm nail and two 80mm purlin screws per connection, providing additional resistance to wind uplift.
All roof penetrations were fully flashed and sealed, with waste materials removed from site on completion.
The result is a new metal roofing system designed to reduce the ongoing maintenance associated with the existing clay tiles, with upgraded fixings and a clean, modern finish.
